How many people will the villa sleep?
The villa has 2 master bedrooms with double beds and 2 twin bedded rooms, sleeping 8 in total. Additionally, there is a cot / crib for an infant and the sofa in the main living area will convert into a sofa bed. So, the villa is designed for 8 but can accommodate 10 plus infant.

When is the best time to visit ?
In Spring
(March – May), Expect high temperatures in the upper 80's. Lows possible in the 50's. Plenty of sunshine, low humidity but occasional spring showers. You should be comfortable in swimwear, shorts and light clothing for the day and sweaters for the cooler evenings.
In Summer
(June – September), expect the temperatures to be hot, hot, hot (and humid)! Daily temperatures can be in the upper 90's. Late afternoon thunderstorms are possible but usually only last an hour or so. High factor sun cream is recommended as this is a sub-tropical climate, and a hat is a good idea. You should also drink plenty of water to keep hydrated.
In Autumn
(October – November), you will still experience good levels of sunshine and lower levels of rain showers, with highs expected in the 80's and lows in the 60's. Ideal weather for those who don't want the extreme heat of the summer.
In Winter
(December – February), you will experience more moderate temperatures, but they still climb into the upper 70's during the day with low temperatures in the evening around the mid 50's. You can still wear swimwear and light clothing during the day but take long sleeved clothing or jackets for the cooler evenings. You may smile at native Floridians in their coats and gloves on cold days but temperatures can occasionally touch “freezing” and so a light coat may be advisable. Temperatures tend to be more like warm spring weather for those more used to UK / Canadian temperatures.

How far away is the airport?
Orlando International Airport (MCO) is approximately a 30 minute drive. The best route is along the 417 Greeneway toll road.
Orlando Sanford Airport (SFB) is a 50 minute drive. Again, to avoid traffic around downtown Orlando, the best route is on the 417 Greeneway.
Tampa Airport (TPA) is approximately 1 hours drive along the Interstate 4.

What are the arrangements for check in / check out?
We employ a management company who deal with all aspects of cleaning and maintenance of the villa, including grass cutting and pool maintenance.
You will be sent directions to our management company upon receipt of full payment approximately 4 weeks before you travel. The management company will ask for a credit card imprint to cover any breakages at the villa. Earliest check in time is 4 p.m. and latest check out time is 11 a.m. on your day of departure. A later check out time can be arranged but is subject to availability due to any new arrivals due on the day of your departure.

How far away are the theme parks?
Walt Disney World – 10 minutes / 9 miles
Universal – 25 minutes / 20 miles
Sea World – 20 minutes / 15 miles
Busch Gardens – 50 minutes / 55 miles
Kennedy Space Centre / Atlantic Coast – 1 hour / 70 miles
Gulf Coast Beaches – 75 minutes / 85 miles
We have found it is essential to hire a car as taxis, whilst available, are expensive.

What happens if we experience a problem with the villa?
We ask you to contact our management company immediately upon identifying any maintenance problems with the villa, who will be happy to help. You will not be charged for maintenance issues relating to the property.
If you are unable to resolve problems directly with our management company during your stay, then please contact us who will act on your behalf.

Is phoning home expensive?
We are pleased to offer our guests free local, national and international calls. Please feel free to call home as much as you like and tell all your friends what a great time you are having.
If you are out and about in theme parks and wish to phone home, your mobile phone will work (if a tri-band phone) though we have found the international pre-paid phone cards to be extremely good value. Buy one for $10 and this will give you circa 4-5 hours of phone time for calling back to the UK / Canada.

What are the payment arrangements?
We ask for £100 / $200 per week deposit be sent with your booking form to reserve your weeks. Upon receipt, we block these weeks out. The final balance should be paid within 4 weeks of your arrival.

Will we need to heat the pool ? If so, how much does it cost?
The pool should not need heating between April and October. However, between November and March, the air temperature at night can cause the pool temperature to drop and it is therefore advisable to heat the pool between these dates. This can be arranged with us at £12 / $20 per day. Please note however that it may take 24-48 hours to get the pool fully up to temperature (depending on the outside air temperature).

Does the villa have a safe for locking valuables and passports in?
We have installed a safe for securing your valuables. The safe is operated by key.

Is all linen and towels provided in the villa?
Yes, all linen is provided though the bed linen will not be changed during your stay unless specifically requested (a mid stay clean can be organized with our management company at a cost of $80). There are plenty of towels too. Whilst we do not mind you taking towels to the water parks and the beach, some guests prefer to bring their own beach towels. Alternatively, they can be purchased at Walmart for around $5.

Does the villa have a barbecue?
Yes, we are pleased to provide a gas barbecue for your use. Unlike some villa owners and management companies who charge $75 for the use of a barbecue, ours is provided free of charge. All we ask is that you leave it as you found it by cleaning it thoroughly after use and ensuring that there is sufficient gas left for future guests. F you do need to replace the gas bottle, most gas (petrol) stations and DIY stores offer a gas bottle exchange programme for around $20.
